During 2016 – 2018, BCA Energy has been engaged to provide Section J, JV3 Alternative Solutions and BASIX services for the 659-669 Gardeners Road, Mascot Avantra project.
This project consists of a twelve story mixed use retail, commercial and residential building with basement parking below. The residential section of the building is covered under BASIX, while the retail and commercial are covered under Section J of the NCC.
The standard Section J Deemed to Satisfy (DTS) approach required performance Low-e glazing on the South and North façades. The North façade also required a dark tint.
Using the NCC Alternative Performance Solution (JV3), all windows and glazed doors were specified to Single clear glazing in aluminium frames. The JV3 also allowed for the removal of floor insulation above the basement car park.
Through energy modelling using IES software, the JV3 allows for a more flexible and practical design as the building is viewed in a holistic manner. Additionally, the simulated annual energy demand of the JV3 solution was less than of the DTS solution. The result of this being reduced operating cost, along with reduced construction cost.
